We aim to find you the perfect property to suit your requirements with the minimum of hassle.

Finding you a property

The first step is to contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view. If not urgent, we log your details so that we can contact you as suitable properties become available. It is wise to start looking about a month before you wish to move, as the nicer properties are viewed and reserved quickly. Contracts are usually granted for a minimum term of 12 months, which may be renewed if all parties are in agreement.

Viewings

Viewings will be arranged at times to suit you, including evenings and weekends, and you will invariably be accompanied by a letting specialist, who can give advice and answer any questions you may have.

Reserving the property & deposit

Once you have decided on a property, you will need to reserve it by paying a 'holding deposit', usually equivalent to 1 month’s rent. Assuming that the tenancy goes ahead, this will be deducted from the monies due before you move in. If the lessor declines to grant the tenancy, it will be
refunded less than our admin fee. However, the deposit will be forfeit if you decide not to proceed or any reason, or if you fail to provide complete and accurate information. The deposit is held to cover damage, breakage, and any other liabilities under the terms of your lease agreement. The deposit is to be refunded to the tenant at the termination of the lease.

Fees

Upon reserving a property, applicants will be required to pay our agency fee which is half a month’s rent (Excl. VAT).

Rents

Rents are normally quoted calendar monthly, and payable monthly in advance. The tenant is usually also responsible for Water, Gas, Electricity, Internet, and Telephone costs.

Because we are a small firm, we can offer a personal service, with attention to detail, whilst at the same time maintaining a high standard of competence and professionalism.

Preparing the Property

We have found that a good relationship with lessees is the key to a smooth-running tenancy. As agents, this relationship is our job, but it is important that the lessees should feel comfortable in their home, and that they are receiving value for their money. It follows therefore that a well-presented and maintained property in good decorative order will go towards this, whilst also achieving a higher rental figure. Lessees are also more inclined to treat such a property with greater respect.

Services & Fees

Our Agency Fee is half a month’s rent (Excl. VAT) for the services offered, including:
*Discuss and agree on the rental price and find prospective tenant/s
*Prepare property details, market the property, and advertise on relevant portals
*Carry out accompanied viewings
*Provide advice
*Negotiate offers and take up references
*Collect and hold a deposit on behalf of the lessee
*Documentation and contracts

Lease Agreements

Contracts for a primary residential purpose must be registered by the owner with the Housing Authority within ten (10) days from the commencement of the lease. The lease contract needs to be registered online on the website www.rentregistration.gov.mt.

Normal Registration Fee: €10 Late Registration Fee: €120

Late Registration Fee applies if the registration of the private residential lease contract is not registered within 10 days from the signing of the lease contract.

Renewal of Agreement Fee: €5

Lease agreements that upon termination are renewed, need to be re-registered and the renewal fee of €5 applies.

No fees are due for the renewal of lease agreements that in the contract specify that the lease will be renewed each year.

A Long Private Residential Lease cannot have a duration of less than one (1) year.

Explanation of a one-year lease contract

● The first six months are mandatory for the lessee;
● Following the obligatory six months, the lessee may be released from the contract by giving at least one (1) month notice to the lessor by means of a registered letter;
● If the lessor does not intend to renew the lease, the lessee must be informed three (3) months prior to the termination of the contract; 
● If the lessor fails to notify the lessee within the established period, the lease is renewed automatically for a year;

The minimum obligatory duration is one year; however, the lessor and the lessee may agree on a longer lease contract.

Explanation of a two-year lease contract

● The first nine months (9) are mandatory for the lessee;
● Following the obligatory nine months, the lessee may be released from the contract by giving at least two (2) months’ notice to the lessor by means of a registered letter;
● If the lessor does not intend to renew the lease, the lessee must be informed three (3) months prior to the termination of the contract by means of a registered letter;
● If the lessor fails to notify the lessee within the established period, the lease is renewed automatically for a year;

Explanation of a contract for three years or longer

● The first twelve months (12) are mandatory for the lessee;
● Following the obligatory twelve months, the lessee may be released from the contract by giving at least three (3) months’ notice to the lessor by means of a registered letter;
● If the lessor does not intend to renew the lease, the lessee must be informed three (3) month prior to the termination of the contract by means of a registered letter;
● If the lessor fails to notify the lessee within the established period, the lease is renewed automatically for a year.
